Magnolia Village will offer 20 newly built three-story townhomes across five residential buildings on Magnolia Avenue in Larkspur, California — 16 market-rate residences and 4 below-market-rate homes, in three- and four-bedroom configurations with attached garages, balconies, and roof decks on select homes. The community is under construction now and coming in 2027. Floor plans, renderings, and finish details will be previewed to First Look List members first as they are finalized.
Twenty residences is a deliberately small number for a community of this ambition. Rather than one repeating building, Magnolia Village is organized as five distinct structures stepping along Magnolia Avenue — designed to read as a village block rather than a single project, and approved by the City of Larkspur in 2023.
Within those five buildings, the residences come in a range of three- and four-bedroom layouts, offering genuine variety within a shared architectural language. Each townhome spans three stories (not including roof deck levels, per plan) and includes its own attached garage.
The residential architecture is by WHA, working in a material palette drawn from the neighborhood it joins: smooth stucco and horizontal siding, stone veneer at the base, dark metal detailing, and bay-window forms that echo the older housing stock along the avenue. Each of the five buildings is articulated to express the residences within it, so the streetscape changes as you walk past it rather than repeating.
Outdoor living at Magnolia Village is elevated by design: every plan includes balcony space, select homes add private roof decks, and none of the residences carry ground-level patios or yards to maintain. Interior finish selections are being completed now and will be published when they are confirmed.
Details will publish in stages as construction progresses — site plan, floor plans, and finishes, with pricing and the sales program announced closer to the first release.

Yes — four of the twenty townhomes are below-market-rate residences under the City of Larkspur’s affordable housing requirements, a rare ownership opportunity in central Marin. Eligibility, income categories, applications, and selection are administered through a designated affordable housing program, separate from the market-rate sales process.

Magnolia Village is developed by Edge Development Group with AJ Craig Development. SBI Builders, a Bay Area general contractor, is constructing the community, with residential architecture by WHA, civil engineering by CBG, and landscape architecture by Ripley Design Group.
